If you're getting close to buying a house, one of the most important things you can do is get it inspected. If you don't, you could be opening yourself up to some expensive problems.

To the untrained eye, a house can look just fine during a walk-through.

But what don't see, a trained professional will notice, and that could end up saving you thousands of dollars.

Buying a house can be a scary process. There's so much to that goes into it. You can take some of the worry out of it by hiring a professional house inspector like Gerald Hargrove.

Gerald's job is to make sure you know what you're getting into.

Like many inspectors, Gerald meticulously checks a house looking for problems.

It's all about knowing where to look.

"I would say that 40-percent of problems in houses are water-related," he told 12 On Your Side.

Water leaks and drainage issues can rot wood, invite mold in and cost you a wad of cash if you have to fix them. That means looking for, among other things, leaky toilets and showers.

There are other things you might not think to check, like whether or not all the appliances work and if the deck is going to collapse anytime soon.

Gerald's goal is to make sure you know exactly what kind of shape the house is in before you buy it....knowledge that could end up saving you big hassles and big dollars down the road.

Some might consider it a small price for peace of mind.

Obviously that's just a small smattering of what Gerald or any other inspector would look at in a house. Some inspections can take several hours if they're being done right.

Either way, they can save you a lot of problems down the road.
